Example
$600k for 120 m²: p = $5000/m²
How it works
Price per square metre tells you how much of the property’s total value is assigned to each square metre of floor area. It works by spreading the total price across the usable area, so you can compare homes or commercial spaces of different sizes on a like-for-like basis. This is useful because two properties with different total prices may actually be similar in value once their sizes are taken into account.
When to use it
Use this when comparing property listings, judging whether a home is expensive for its size, or checking whether a renovation or location is reflected in the asking price. It is also helpful for investors, buyers, and appraisers who want a quick size-adjusted comparison.
Worked example, step by step
A flat is valued at $840,000 and has a floor area of 140 m². Use the formula: p = V / A Substitute the values: p = 840,000 / 140 Calculate: p = 6,000 Final answer: the price is $6,000 per m².
Common mistakes to avoid
- using land area instead of floor area when the comparison is meant to be for internal space
- mixing up square metres and square feet without converting units first
- forgetting that price per m² is a comparison measure, so it does not include other factors like condition or location by itself
